Selling to Nosy Neighbors: Circle Prospecting That Turns One Listing Into the Next
Meeting Details Date & Time:
ποΈ Wednesday, 9:00 AM ET | December 16th
β‘ Why This Session Matters
Every new listing comes with an audience. Neighbors watch the sign go up, look up the price and walk past on open-house day, and some of them are quietly wondering what their own home is worth. Their curiosity is an opening, not a target.
- When nearby homes were listed, the chance that a homeowner listed rose by 11β15%, a relative increase, in one metro (Baltimore, 2013β2015) (Irwin & Livy, Journal of Housing Research, 2026). More likely, never will.
- 80% of sellers contacted only one agent, and 66% used an agent who was referred to them or whom they had used before (NAR 2025 Profile of Home Buyers and Sellers). The helpful, known agent on the street is more likely to get the call.
- From December 2025 to January 2026, new listings rose 41.1% nationally and 46.5% in Florida (Realtor.com data via FRED). That is a seasonal pattern, not proof that December prospecting works, and it is why the neighbors' hour belongs in January.
This session gives you three systems for Dec 16 to Jan 15.
π― What You'll Learn
We will master 3 systems live, together:
1οΈβ£ The Seller's Yes β Nothing goes out until they sign: what you may share, what stays private, and whether to hold a neighbors' hour.
2οΈβ£ The Circle Sheet β Every home, and how you may reach it: the channel after a Do Not Call scrub, the door rules and the approved words, about the house and never about who lives there.
3οΈβ£ The Front Porch β A neighbors' hour, open to everyone: run safely, alongside full marketing, with a sign-in card that asks permission.
π° What You'll Leave With
- βοΈ The Seller's Yes: a one-page sign-off your seller signs before any neighbor hears a word, with the MLS clock check and the no-circle option
- π The Circle Sheet: one row per home with phone, door, note and flags, and the federal and Florida Do Not Call lists side by side
- π‘ The Front Porch plan: a fair-housing-checked invitation and a sign-in card with a signed permission box
- πͺ Door and phone scripts about the house, the price and the market, plus 25 lines to practice on
- π« What is new in the library: Florida's "No Commercial Solicitation" sign (501.062), blockbusting, and the line that replaces "help choose your neighbor"
- π Six copy-paste AI prompts, a one-page reference card, and questions for your broker, MLS and counsel
- π A 52-page course study: 7 modules, 6 exercises with full answer keys, a glossary and sources
π₯ What Makes This Different
- The honest research β and no made-up conversion rates
- Your seller's yes first β no neighbor hears a word before your seller signs
- Compliance built in β Do Not Call (federal and Florida), the door, the mailbox, fair housing and NAR Article 16
- AI organizes, you call β AI builds the sheet; a person makes every call
- Course study PDF included β modules and lessons, not a worksheet pack
