Pooling Resources: Share Your Marketing Costs With Lenders, Title and Local Businesses
Meeting Details Date & Time:
๐๏ธ Wednesday, 9:00 AM ET | January 6th
โก Why This Session Matters
A lender offers to split your Zillow bill. A title company offers to bring lunch to your open house. A car dealer wants to park two new SUVs in your listing's driveway. Pooling resources with partners like these can put your name in front of more people โ done honestly, it is about reach, not about getting your marketing paid for.
- In NAR's 2026 Member Profile (June 25, 2026), the typical REALTORยฎ spent $950 marketing their services and $620 marketing listings in 2025. The pull to let a partner "cover it" is real.
- Under RESPA Section 8, a lender or title company that pays more than its own share, or pays for your mailers, portal ads, flyers or open-house food, gives you a "thing of value." Tie it to referrals and both sides violate the law, and the agreement can be proven by conduct alone.
- Florida is stricter for title: its rule bars a title agency from paying for agents' open houses, listing ads and flyers (Fla. Admin. Code R. 69B-186.010), and its regulator says a title agency "may NOT just drop off food."
This session gives you three systems for Jan 6 to Feb 5.
๐ฏ What You'll Learn
We will master 3 systems live, together:
1๏ธโฃ The Sponsor Sort โ Know who's paying, and which rules apply: lenders, title, inspectors and insurers on one side of RESPA; car dealers, coffee trucks and stagers on the other, with their own rules.
2๏ธโฃ The Honest Split โ Each partner pays for its own share: measured by what it gets, in writing, straight to the vendor, with nothing tied to referrals.
3๏ธโฃ The House Rules โ The seller signs off before any sponsor arrives: one page per sponsored showing or open house.
๐ฐ What You'll Leave With
- ๐๏ธ The Sponsor Sort: a one-page check that tells you which rules apply to each partner before any money moves
- โ๏ธ The Honest Split: how to measure each partner's share of an ad, a mailer or a portal campaign, with worked examples at published prices
- ๐ก The House Rules: the one page your seller signs before a sponsor's cars, coffee or table arrive
- ๐ซ What Florida title companies may and may not pay for, and why a lender can't cover your postcards
- ๐ The car-dealer rules: props at the showing, never your ad for the dealer's cars (Fla. Stat. 320.27(2))
- ๐ Six copy-paste AI prompts, a one-page reference card, 25 partner-conversation lines to practice on, and questions for your broker and counsel
- ๐ A 53-page course study: 7 modules, 6 exercises with full answer keys, a glossary and sources
๐ฅ What Makes This Different
- The honest line โ reach, not someone else paying your bills, and nobody pays for referrals
- Florida built in โ the title rule, license law and the dealer-advertising rule
- Real enforcement cases โ what got lenders and title companies in trouble
- Worked splits โ mail, portal ads and open houses, at published prices
- Course study PDF included โ modules and lessons, not a worksheet pack

Bring with you: one marketing cost a partner has offered to share, and your brokerage's co-marketing policy.
The choice is simple: keep paying for every piece of marketing alone, or let a partner "cover it" and risk the line RESPA draws โ or learn to pool resources the honest way, where every partner pays for what it gets.
